What is Buyer’s Agent?

A Buyer’s Agent is a property specialist who exclusively represents the buyer in real estate transactions. Buyer’s Agents can specialise in owner-occupied residential properties, residential investment properties, or even commercial property purchases, depending on their skill set and expertise.

A Buyer’s Agent is a real estate practitioner who focuses on helping buyers find properties. This is different to a normal real estate practice where agents list properties and seek to find buyers to maximise the price for their vendor. A Buyer’s Agent seeks to negotitiate the best possible terms and price to suit their client the purchaser, not the vendor.

Why do I need a Buyer’s Agent?

The truth is that you can definitely buy a home on your own.

How much does a Buyer’s Agent Cost?

A Buyer’s Agent can earn their fees in a variety of ways. This will be negotiated on a case-by-case basis but will generally be dependent on the exact nature of the services required beyond negotiations and process management. For example, multiple attendances in the same property may incur a recognition fee for travelling allowance. The good news is that the Buyer’s Agent is contractually obliged to exclusively look after you, not the seller/vendor. 

This avoids any conflict of interest.

Unless an expressly unique scenario arises (e.g., a request to act to bid on a specific property at an auction), we earn only the fees we charge our clients for results. In this instance, both parties would negotiate a reasonable and mutually accepted charge prior to the event (in the spirit of transparency). A Buyer’s Agent agreement is signed at the beginning of the relationship that clearly defines the agent’s obligation to act in the best interest of the buyer client. As a result, when you work with us, your best interests always come first. Our costs are adjusted and customised to our client’s particular needs and preferences, thus there is no standard pricing model.

Can a Buyer’s Agent attend an inspection for me?

When choosing a Buyer’s Agent, it is vital to ensure that they have agents who have a thorough awareness of the local region or access to actual current comparable sale data in order to determine fair and reasonable market value. This means that your Buyers Agent physically inspects the houses they are advising on, ensuring that you get the finest advice possible. We receive no compensation from any tradesperson, and we are there to ensure that your choice of tradesperson from any lists we supply you, ensures that your advice/professional guidance is independent and fully discloses any concerns. Normally, this would be pest and building reports, but it may also include plumbing, electrical and structural engineering reports if issues are discovered.
